Default Thinking about buying this H1 *HELP*

A friend of mine is selling this H1 and I'm thinking about buying it. I would like to get some opinions about it.
First, the pictures:









Now the story..
It has 63,000 miles and it's a 1995. It has the updated A/C. All fluids were changed last year with only about 1,000 miles driven since then. Tires are about 40-50%. It has a snorkel with the roof rack that has ramps that roll out the back. New starter installed last year. It does NOT have the U/C protection.
He has planned on keeping it, but has decided to sell and build a bigger house.
He has told me he would sell for $30,000.00... When I drove it, it seemed noisey (road noise) and kinda felt like driving an old worn out pick-up, but the steering is tight. (Not sure how other H1's feel when driving, so this may be normal and I'm used to the H3.)
Can someone give me a little feedback?

Hard to tell from just pictures, but here are a few thoughts:

1) It looks nearly bone-stock, but not particularly clean or meticulously maintained.

2) It has incorrect/undersized tires on it (BFG AT/KO 35's), and it also has some non-OEM lever installed for the tire selection portion of the CTIS - I would watch out for other "cheap fixes" that aren't as easy to see.

3) As a private sale with no warranties, that vehicle would be more appropriately priced in the high twenties assuming that everything mechanical is in good working order.

Lastly, I have a question to satisfy my own curiosity... What the heck did he used to transport on the roof? That rack look like it weighs hundreds of pounds all by itself, let alone loaded up...

Nice snorkel though....

That looks like a pre 1995 model. I wouldn't touch those with a 10' pole...
